How spalling starts

Repairs start at the top: crown sealing $250–$450 or a crown rebuild $600–$1,400, a cap $250–$400, flashing $300–$600. Then damaged bricks are replaced ($350–$900 per area) and joints repointed ($250–$550 per section). A breathable water repellent ($300–$900) on sound masonry helps it stay dry. If spalling covers most of the stack, a rebuild above the roofline may cost less over time.
